More Stroh Spin-off

Seems they are finally taking the tanks out of the gas station across from the Stroh Center. Nice, since the place was an negative, sitting empty next door to the new arena.

Anybody know what is going in there? Or is the owner just fixing it up ahead of trying to market it again?

(Now if somebody would do something with the empty station on the other side of I-75.)

I thought YOU were the one who knew what was going in and around this town!! :-D A little disappointed here, Nathan.... I've always been waiting on your "scoops" for stuff like this!! :wink:

I not positive, but I think you have to remove the tanks if you are no longer selling gas. There might be a time line to allow a property to transfer, but I am pretty sure they have to be removed. I think its part of BUSTR. Its an issue of the tanks leaking. All underground tanks are now registered. (Except for Home Heating Oil - it actually is an unregulated fuel :shock: )

Now now, I did post about the tanks removal first! :wink:

I can certainly see the tank removal being part of the program Tech mentioned. I know that was why the mom and pop station near Meijer closed years ago. The owner of the land did eventually remove the tanks as well, but the plot of land remains empty. The station could have some parking issues as something other than a gas station, which now seems certain. I could see two small storefronts at that location.

I've heard that the United Methodist church behind it, owns the land. Likewise, I've heard they have control of the land the Tim Horton's, Wendy's, and former Dinky's/Hot-n-Now/Pizza Hutt delivery/etc. I would think we can safely say no liquer store goes there if they do own it.

The location is excellent though, it dominates the view from the south window bay, and office space below.

Can we just get the Victory Inn closed down finally. That is a huge swath of land screaming to be redeveloped. Hard to believe, but the place is actually looking worse.

When I went by today it looks like more than the tanks are being removed, as the canopy is also coming down. We'll see about the building.

If so, they better build a bridge over Wooster...that'd be pretty freaking sweet except for the distance to the Doyt.

I know next to nothing about the real estate & development business, especially in the BG market, but my gut tells me you are right. Wish I was sitting on a big pile o' cash and could take a gamble on something like that.

IMHO - What really needs to happen if for either the university or the City or the County to purchase that thing. Level it - then set the parameters for redevelopment. That strip from the Highway to the Church is in desperate need of a make-over/redevelopment.

The strip mall refurbished their exterior and it looks sharper. The Days Inn, Bob Evans, and Frickers have done much to improve their look. The revamp of the Super America into a Starbucks and Chipolte looks good, as will the new BW3. Now if Big Boy could just clean itself and renovate, and the land owner pave the lot behind Cinco, that would be nice. If they would just tear-down the Dinky's/Hot-n-Now, that too would be good. The spot is cursed and nothing survives there. Wendy's could use improved access and parking I think.

I noticed the "for sale/lease" signs outside the Wal-mart are gone too, but they may just be chaning them out.
